Why Do Bricks Have Holes?

The holes are called ‘Core Holes’

Before ‘Core Holes’ were a thing most bricks has a large surface indentation called a ‘Frog’

So here are some reasons for the holes.

  • Better locking in with the mortar. As the bricklayer taps the brick down the mortar squeezes into the holes improving the hold between the set mortar and the brick.
  • Easier to Fire. When the brick is fired in a kiln the holes allow the heat to better penetrate the brick. . . . saves time and fuel.
  • Lighter bricks. Easier on the bricklayer, and trucks can carry more saving material costs.
  • Less material. More savings as it uses less clay

Gutter and Downpipe Problems

It’s not just the roofing material that keeps you dry.

An important part of keeping you house dry is the effective operation of the Gutters and Downspouts

For instance, the reason for damp on an outside wall could be a clogged-up gutters preventing the free flow of water to the ground.

Some typical problems are:

Leaves causing blockages.

If there are established trees around leaves can be a real problem.

Large amount of leaves can quickly block pipes and guttering.

Even a few leaves if left up there can rot and with the addition of a few wind blown seeds you could soon have weeds growing up there. . . . which will collect further debris leading to a block.

At the very least you need to get a hose and flush out the gutters after every leaf fall.

A more permanent solution would be to look at getting gutter guards installed.

Corrosion of the pipes and guttering

Although most gutter systems are installed with corrosion protection there are several reason why corrosion could occur including:

  • Age.
  • Wrong fittings.
  • Dirt meaning gutter doesn’t dry between rain events.

With most metal gutters you will first see evidence of corrosion on the underside accompanied by seeping water.

Generally when the damage is discovered most repairs will only be short term and complete replacement will be required.

Failure of the fixings

Generally this reveals itself by seams pulling apart, and/or the gutter bowing and holding water.

Often in cases like this its not just the gutters and downpipes that are the problem, its the fascia boards everything is fixed to.

That is a major problem which will require professional help

When it comes to repairing, cleaning, maintenance, and inspection, not many people are confident on ladders, particularly if they have a 2 storey house.

What a strange idea.

Prevention

It is also important to invest a little time and efforts in preventive maintenance to avoid further mold growth on your roof.

Big or Small Builder

At the end of the day what everybody wants is a quality house built at the right price.

So does the size of the builder matter?

Here is my experiences:

Small Builder

We had our first Australian house built by a small builder and we were very satisfied with the result.

One of the reasons for choosing the small builder was that we had just moved to a small country town.

We felt that the well established local builder we chose must be building to a good standard otherwise he wouldn’t be getting work.

Also in a small town it was reasonably easy to find people who could give you an independent view about the quality to expect.

As the nearest large builders base was in a town an hours drive from where we were planning to build we were concerned that travel costs would increase the overall costs.

Further advantages of the local builder were he was happy to build the house to our design, and that he promised, and delivered on the promise, to complete the house in five months.

In spite of me being about the most “hands on” clients that he had ever had we became long time friends with builder. A good result all round.

Large Builder

Our last house was built in Werribee, by one of Ausralias largest builders Metricon.

For this Melbourne Suburb we felt that it would be hard to get reliable references for a small builder.

We decided that a large builder would do a good job as they would be keen to maintain a good reputation.

Having had a look at a number of show houses we felt that one of Metricon’s standard designs was fairly close to what we wanted.

They  were also prepared to amend their design to meet the majority of our requirements.

For this house we were sure that travel costs weren’t an issue with several houses being built be this builder on the same estate.

One disadvantage with dealing with a larger builder is the whole process become more bureaucratic and it took a lot longer than five months to complete the house.

Overall we were happy with the house.

E-commerce and E-Business: What’s the Difference?

Many people use ecommerce and e-business to refer to one thing. This is wrong. The two refer to two different means of doing business.

So, what’s the difference?

Without going into details (which we’ll do later) e-business refers to any business done online while e-commerce refers to online purchases.

With the basics in mind, let’s dive into the specifics.

E-Business

E-Business typically is a business using electronic means to conduct business. Let’s use some examples to get a deeper understanding.

  • Consider email marketing. Email refers to electronic mail, which can be used reach out to potential customers online as an e-business activity.
  • An inventory tracker is crucial to any business in order to track stock. If the stock levels reach a certain pre-set minimum, it’ll trigger an alert. Through this electronic process of tracking your inventory, your business becomes electronic.
  • Human resources are a key pillar in any business and manual management can be a daunting task. For this reason, automating application processes and job listings become a priority to increase efficiency. By using electronic automated methods, this process becomes part of e-business.
  • A final example is a content management system (CMS) which eases workflow between various departments. With the absence of a CMS, one would have to move physical papers from one department to another. When using a CMS, a business becomes an e-business.

In most cases, e-business services may be offered by a third-party company which specializes in a certain service.

However, a business may have an in-house team which can handle each of these tasks. . . 

As you can see, the only difference between a common business and an e-business is whether the business is conducted electronically or not.

Ecommerce

Ecommerce, on the other hand, is more comprehensive. In its simplest form, ecommerce involves placing online orders and paying for the orders through an ecommerce platform   online.

Ecommerce is split into various forms including B2C (business to consumer) – where a business sells its services and goods to customers through an ecommerce platform.

While ecommerce is purely online, many physical stores also have websites where they can reach the online community.

After getting results a business may decide to move their operations entirely online, includes ordering, payment and product delivery.

In other cases, the business may only use ecommerce as a part of its operation.

For example, a customer may order a product online and then pick it up a physical store.

The customer can also choose whether to pay online or at the store when picking up their product, making this type of business a physical business that uses ecommerce, but is not itself solely an e-business.

B2B – Business-to-Business Ecommerce

A huge percentage of ecommerce businesses sell products and services to other businesses.

The most common type of business includes ordering and delivery of supplies to a business through an automated process.

Often, this is set out in a contract.

Once supplies hit a minimum mark, the supplier will be informed through an automated process and the supplier will, in turn, respond to the request by supplying the products.

Bad Real Estate Photo

Some of you might think this photo was set up . . . . but I’m not so sure.

Over the years I have been to some truly awful open for inspections.

We went to one when we were considering buying a Melbourne Apartment and there was someone asleep in the bedroom.

Every counter top in the kitchen was 150mm deep in old pizza boxes and dirty dishes.

Every window blind was damaged,

The whole place smelt like a sweaty changing room.

The agent later phoned me up to ask if I was interested and was surprised when I said the owner would need to evict the tenants and spend some money on presentation before I was going to show any interest,
