Working with these people will not only burn a hole through your pocket, but the façade they create just to earn money can also lead to disasters and injuries at home. 

You should only work with an electrician who is bonded, insured, and licensed.

All of these documents can warrant that the electrician has undergone the required training for the job, and the state has allowed them to work as an electrician. 

If you hire an electrician who isn’t bonded and insured, you’ll be held liable the moment this person becomes injured while working in your home.

This means that you’ll have to pay for the electrician’s medical and hospitalization bills.

Instead of hiring a professional who can make your life easier as a homeowner, an electrician who isn’t bonded and insured can even become the reason why you’ll lose a lot of money.

Experience is still the best determining factor when it comes to electricians.

The longer an electrician has worked, the more experience they have in the industry.

When hiring an electrician, make sure that you choose one that has a proven track record in the industry.

After all, they wouldn’t be able to operate as long if they don’t have any satisfied customers.  

  1.     Who’s Performing All Of The Work?

You were impressed by the credentials of the electricians you’re talking to.

You were convinced that they are the best persons for the job as they have been producing satisfied customers for years.

However, if you’re going to hire electricians who will do a major project in your house, it’s best if you ask who will perform all of the work.

The representatives you’re talking to might not be the same persons who will actually work on the wiring of your house.

If you don’t ask this question, you’ll end up being disappointed or surprised. 

Before deciding which electrician to hire, don’t forget to ask about the people who will actually work on the project. If the company will tap other contractors, ask if these people are also licensed, insured, and bonded.

They should also be experienced in the type of electrical work you need help with.

Your home isn’t a practice ground for electricians who don’t have any single experience in installing an electrical outlet.

 

  1.     Who Have You Done Work For In The Past?

If an electrician is confident about their services, they will not be hesitant to provide you with references and customer reviews.

In fact, they will be proud of how happy their previous customers were. If you’re still unsure which electrician to hire, ask for their references.

Take the time to call some of their previous customers and inquire about their experience with the electrician.

Were the customers satisfied with the service offered by the electrician?

Were they treated with respect and courtesy whenever they communicate with the electrician?

Ask the electricians’ previous customers as many questions as you can.

The more you know, the easier it’ll be for you to assess which electrician is the perfect fit for your needs.  

Choose Carefully

Hiring the cheapest electrician from your area doesn’t guarantee the best services.

Price is important, but it’s best if you also consider other factors as well.

Garage – Planning a Workshop

I was walking home the other day and saw this amazingly equipped workshop which made me feel quite jealous!

We can’t all have separate workshops so here are some thoughts about planning a workshop in your new house garage.

Solid Workbench

Your workbench,needs to be constructed to withstand the rigors and pounding you’ll put it through.

The legs should be sturdy and the top should be durable as I mainly work with wood I lite a timber top so it doesn’t damage my project.

If you are working with metals a steel top may be better.

Light and Power

Once you have got a location for the workbench you can plan the light and power.

I would aim to have a double power point at each end of the bench about 1.00m to 1.200m above the floor.

A point close to the floor for a Shop Vac is also useful to help keep the workshop clean and extract power tool dust. (For other garage power points see this link: Electrical Planning)

Some task lighting above the bench is also recommended.

Tool Storage

Your main investment if you are serious about DIY are the tools.

To protect that investment I would recommend a large tool box, preferably on wheels to make it easy to take your tool if you need to do work away from the garage.

For the tools that you use most often in the workshop a pegboard is useful for quick access.

Alternatively  you could hang items on the walls of your garage.

Flooring

Plain concrete garage floors can work as a workshop surface, but can be dusty and over time they stain.

A floor paint such as an epoxy paint is easier to clean and looks better.

For a softer surface in front of the workbench a  rubber floor mats is great for easing strain on your legs and feet.

Comfortable Temperature

Garage spaces are not usually insulated, and garage doors on most homes have very poor insulation.

That means you may be hot and sweaty in the summer, and freezing cold in  winter.

If you are planning to spend a lot of time in the garage I would recommend you consider insulating your garage ceiling and door.

You should also consider a heater and a fan.

Energy and Water Ombudsman

If you have an ongoing problem with the supplier of Water or Energy utilities its worth contacting the Ombudsman in your state.

Our Problem

About the middle of June we got rid of our last gas appliance and asked for the meter to be removed.

We were told that by our energy retailer that it would take the wholesaler (Multinet)  20 working days to remove the meter.

Well 20 working days passed and the meter was still there so but we weren’t worried because we shouldn’t be paying anything.

Around about 40 working days a charge of 88 cents/day was taken from our credit card.

When we complained we were told that the request had been wrongly entered and it was going to take another 20 days to remove the meter and we ‘should’ get a refund.

‘Should’ isn’t good enough for me so we made an online complaint to the Victorian Energy and Water Ombudsman (EWOV).

Response

At 9.30 the next morning we were contacted by a representative of EWOV to discuss our case.

An hour later we received a email from Multinet saying they were looking into the problem.

By the end of the day the meter was gone.

Conclusion

If you are getting the ‘runaround’ from your water or energy retailer you should seriously consider taking your case up with the relevant ombudsman in your state.

Where does it come from and where will it go?

It’s constantly before you, you use it, put your feet on it, cover it with books and magazines, stain it will all sorts of drinks, but it never complains.

It’s that small furnishing element that we never think about, but is always very useful: the coffee table.

It’s one of those objects that always seems secondary in a home, because we feel we use the kitchen or the bedroom more, but we just need to think for a moment to remember all those moments spent in the living room around the coffee table. 

Let’s check out how it was invented and when it became a true piece of furniture.

The origins of the coffee table: did someone saw off a designer table? 

Often, great inventions are the result of errors or true follies, but the legend of the origins of the coffee table seems to come from a nagging wife and a husband with an easy saw.

An article published on AD examines the “fairy tale” where the chairman of the Imperial Furniture Company of Grand Rapids, F. Stuart Foote, to make his wife happy as she was organising a party, took a nice table and sawed its legs off to make a centrepiece. 

Since that day in the early twentieth century, F. Stuart Foote’s company started making and selling many low tables which the inventor named “coffee tables”.

Too bad this story’s a fake, perhaps peddled for advertising purposes, and the evidence is more than tangible.

The same article cites a statement by Sarah Fayen, assistant curator at the Milwaukee Art Museum, disproving the legend: “Tea tables have existed since the 1720s…Americans used tea tables and coffee tables for countless activities other than imbibing their namesake beverages”.

In the old continent, the origins of this piece of furniture seem more recent, probably dating back to 19th century England in full Victorian era.

It’s been a while since that first table, whether American or English, and today it is used not only for the five o’clock tea, but throughout the day and for many activities.

The modern coffee table, where we find it and how we use it today

The furniture item that was once designed solely for home use, is now used in public areas for a touch of originality, class and warmth. A coffee table can easily be found in nightclubs, bars, hotels and even restaurants.

Let’s be honest… sometimes we even sit on the sofa and eat dinner with the plates on the table in front of us.

Perhaps it’s not something English lords and ladies would do, but it is fun.

Occupancy Permit – What Does It Mean?

Occupancy Permit (or Certificate of Final Inspection) is not the same as Completion.

It doesn’t even mean the house is ready for PCI Inspection or even that you would be happy to move in.

What’s typically needed for an occupancy permit are:

  • All the structure of the house has been completed and the rooms comply with the minimum dimensions (for example ceiling heights)
  • The roof drainage is connected to an approved point of discharge.
  • Bush fire protection measures are completed(If required)
  • Handrails and balustrades (and pool fences)  installed.
  • Provision of sanitary and other facilities in at least one bathroom.
  • The building is constructed to prevent the penetration of water and dampness to the inner parts.
  • Waterproofing of wet areas completed to the satisfaction of the Inspector.
  • Smoke detectors are working.
  • Power and water connected.
  • If you have gas appliances the pipework is  ready for connection to the gas supply.

 

Three things that you might expect are:

      • Painting
      • Internal Doors
      • Floor Finishes/Coverings

As well as many other things that are included the building contract.
