Eaves

If you go back 39 years most houses had proper eaves but now they are less common.

As I travel around I sometimes see new houses with eaves on the front facade but non elsewhere, which I think looks weird.

If you are thinking about ‘eaves’ on your new house here are some advantages and disadvantages.

Advantages

  • The eaves keep the rain off the walls. As well as improving the weather proofing this helps improve the thermal performance of the walls in winter.
  • They will shade north facing windows in summer while letting the winter sun in. (This effect is negligible for windows facing in other directions and only about 50% effective for full length windows and patio doors)
  • Appearance. I think they give a more finished appearance and the shadow line adds interest.

Disadvantages

  • Cost. A typical cost is around $80/m2 so 600mm eaves all the way round a typical house could add around $4,000 to the cost. 450mm eaves will be a little bit cheaper.
  • You can’t build as close to the boundary which can be important if you have a narrow block.

As for me my first Australian house had eaves, but my next house did not so I have a foot in both camps.

I didn’t mind the look of the design without eaves and I built a pergola on the north side for shading.

Retaining Wall Fairness

In Western Australia subdivisions are usually completed with retaining walls in place on the boundary so that all blocks are level.

For the rest of us if we are faced with a sloping site a retaining wall may be needed before you can build…………..but who pays?

Here are a few examples

Block A is sloping down towards the boundary and Block B is fairly flat

Block A has to build up their block and should be the only one to pay. The wall should be within their block.

Block A is fairly flat and Block B Falls away from the Boundary

Block B has to excavate their land and should be the only way to pay. The wall should be within their block.

The slope affect both Blocks A and B

As one block has to be build up and the other has to be excavated both should share the cost. This however can a fairly complex with some of the issues being:

  • Should the overall cost be apportioned if one site has to be built up by 1m while the excavation needed is only 0.5m.
  • The location of the wall particularly on slopes.
  • Fences on the wall
  • What happens if you are keen to build but the other block is unsold or the owner is in no rush to build.

Each block having their own wall may be a solution, however these can’t be too close together (See this link for more: Retaining Wall) which may be an issue if you need to site the house near the boundary.

In cases like this you really need to make sure your lawyer sews up a watertight agreement on retaining walls before you buy the block.

You would think that some houses were owned by secret agents as there are no traces of a street number.

I have heard that ambulance drivers sometimes have difficulty finding there patients due to the lack of numbers.

Battleaxe Block

Have you seen a ‘Battleaxe Block’ advertised and wondered what it is?………….Well it is a block that only has a 3-4m frontage on the street.

Often these blocks are as a result of subdividing a long block with the rear block then becoming the ‘Battleaxe block” – coloured red, as in this plan.

In the plan the existing house has been retained.

You will also often find cases where the original house has been demolished to allow 2 blocks to be sold at the same time.

Another way of splitting a large block is a ‘Small Strata’ Development. (see this link: Small Strata)

What  are the issues with Battle Axe Blocks?

Driveway

To get access to the site you will require at least 20m of driveway and perhaps a turning area. This will have a substantial costs. I would allow at least $600/m run of driveway for a temporary gravel driveway during construction and for final concrete at completion.

You may save on this cost by going for a Small Strata Development with a common driveway, instead of a Battle Axe Block but:

  • Getting agreement from your neighbour to use the access for the construction can be difficult.
  • In my experience the best way to have good relations with neighbours is minimise causes for dispute. Sharing a driveway means that your parking options are limited.
  • Looking after the shared driveway is like some of the ‘Community Title’ issues (see this link: Community Title )

An advantage of that long driveway is if you put a gate with a childproof lock at the front it gives a safe area for toddlers to play.

Additional Service Costs

You will be need to bring in some if not all of the following service for an extra 20-30m.

  • Power.
  • Phone.
  • Water, could be two services if you want recycled water.
  • Gas, if it is available.
  • Storm water drainage, can be a problem if inadequate fall and property drains to road.
  • Sewer, usually this is at the back of the block but check before you buy.

Additional Building Costs

I have heard additional building costs of more than $15,000 for battleaxe blocks because of a restricted site (see this link to find out more: Restricted Site)

In Conclusion

I am not saying don’t buy a Battleaxe Block, just make sure that you think carefully about the implications.

Double Glazing or Smaller Windows?

I’ve posted on Double Glazing but that not the only way to save heat loss through windows so I thought I would do a numerical comparison of the various options for glazing treatment of windows.

In a bedroom of our last house the South facing windows were approximately 4m square (We are in Australia so these windows don’t get any sun).The  basis of my calculations is a difference of 15oC between internal and external temperature.

The equation used to calculate heat loss is:

Heat Loss  =  Area  x  Temperature Difference   x   ‘U’

for

‘U’ single glazing = 7*

‘U’ double glazing = 3*

‘U’ brick veneer = 0.51

* ‘U’ value includes effect of frame.

Option 1 Do Nothing

Heat loss through sinle glazing  =  4 x 15 x 7  =  420watts  =  0.42kw/hour

Remember this heat loss is for one room only.

Option 2 Reduce window by 40% to 2.4 m

Heat loss through single glazing  =  2.4 x 15 x 7  =  252watts  =  .25kw/hour

Heat loss through new brick vineer   =  1.6 x 15 x .51  =  12 watts  = 0.012kw/hour

Total heat loss  =  0.25kw/hr  +  0.012kw/hr  =   0.262kw/hour

With our builder this was a no cost option that has reduced the heat loss by 38%.

Option 3 Double Glazing

Heat loss through double glazing = 4 x 15 x 3 = 180watts = 0.18kW/hour

This is a heat loss reduction of 57% but at a significant cost.

Option 4 Reduce Window by 40% and Double Glazing

Heat loss through double glazing = 2.4 x 15 x 3 = 108watts = 0.108kW/hour

Heat loss through replacement brick wall = 1.6 x 15 x .51 = 12 watts = 0.012kW/hour

Total  =   0.108kW/hour  +  0.012kW/hour  =  0.12kW/hour

This final option has reduced the heat loss by over 70% and will be around 30% cheaper than double glazing the original large windows.
